Quaker Oats Expands Lancaster, Texas Distribution Warehouse

TDLR registered a 264,576-square-foot expansion at Park 20/35 Building 4 in Lancaster, Texas, starting July 15, 2026, with a May 10, 2027 completion target. Chron attributes Quaker Oats; the TDLR tenant field is blank.

A warehouse expansion adds floor space to a building that already stores and ships goods. It is not, by itself, a new food plant that cooks or packages product.

On July 14, 2026, the Texas Department of Licensing and Regulation registered project TABS2026025235 — “26033 - Quaker Expansion” — for Park 20/35 Building 4 at 2101 Danieldale Road in Lancaster, Texas (Dallas County). The owner on the form is CSHV Park 20/35, LLC of Des Moines, Iowa. The tenant field is blank: “Not Assigned.”

TDLR lists a start date of July 15, 2026, a completion target of May 10, 2027, and an estimated cost of $13,451,000. The scope is a 264,576-square-foot expansion of an existing industrial warehouse. The form’s existing-size text is truncated as “1,224,68,” consistent with a roughly 1.2-million-square-foot building. Work includes concrete, slab on grade, steel structure, tilt-wall panels, and roof. Design firm: RGA Architects Inc., Roanoke, Texas. Status: Review Complete. The form says private funds are not provided by the tenant.

Houston Chronicle’s Chron food desk (July 22, 2026) attributes the expansion to Quaker Oats, a PepsiCo subsidiary, at Quaker’s Lancaster distribution facility. Chron says Quaker built the original Lancaster warehouse in 2014 for about $35 million and notes Interstate 20 about a mile away. Chron also says it reached out to Quaker and had not received confirmation. This desk has not seen a Quaker or PepsiCo release confirming tenancy on the TDLR form.

What this is not: a verified new food manufacturing plant from this filing alone, an expansion that is finished and operating, or a company confirmation that Quaker is the tenant. The clock on the form: construction started mid-July 2026, completion target May 10, 2027, about 265,000 square feet of warehouse shell in south DFW.

What to do with this

DFW suppliers watching food-distribution dock and cart capacity can treat May 10, 2027 as the public TDLR completion target — not a guarantee the floor is stocked that week. Put the Park 20/35 Building 4 address and the 264,576-square-foot figure on any RFQ that claims this site. Do not treat Chron’s tenant attribution as a signed Quaker PO until Quaker or the owner confirms it.
